| Executive Property Maintenance Services
Pty. Ltd. was originally started by Stephen and Sherry Salvesani
in 1986 just with the idea of gaining some extra money.
At that time Stephen was a full time gardener, who had originally
done 10 years employment between two turf farms in the Lockyer
Valley. Stephen had to leave the turf job, due to drought
conditions and the shortage of water, which had caused a
cut back in working hours. Sherry had approximately five
years on the turf farm, with Stephen and for the same reasons
had to find alternate employment in a factory at Gatton.
From Stephens full time gardening job,
he gained a few extra gardening and mowing jobs, as people
driving past and friends of the owners could see the quality
of the work carried out. These extra jobs were carried out
on week ends or after normal working hours, by Stephen and
Sherry.
Each new job gained, seemed to gain another
job, and the business just kept on growing. Sherry left
her employment to take over Stephens gardening job and Stephen
hired another man to help him with the growing work load.
Over the last fifteen years the business
has grown to a level where the majority of Stephen and Sherry's
time is involved in managing the business rather than doing
the physical work. With growth a number of problems arose
including:
i)
|
Management of employees became
harder to control. |
ii)
|
To ensure quality of work,
more time was being taken up in reviewing and checking
on performance. |
iii)
|
The paperwork and bookkeeping
seemed to multiply. |
iv)
|
Damaged and lost equipment became
more prevalent. |
v)
|
Because of increased managerial
responsibilities further growth appeared limited. |
So the idea of Franchising came to mind.
With Franchising a lot of the problems
listed in i) to v) above
should be minimised, as each Franchisee would have only
his best interests in mind and no work would have to be
turned away. Any new work would be allotted to a Franchisee
who has the capacity to handle the increased work load.
And for the Franchisee the harder he/she worked and the
better the quality of the work, the results could only be
better for themselves.
